Buy it sell some trees develop the land .. this land is mobile home friendly and a mobile home can be installed to specific laws in place in conklin.. there are no amenities offered from conklin so you will have to drill a well and build a foundation for your home and install power .. power lines at the street.. barn is in poor condition and will need plenty of love to get it back to good .. but considering the cost a building these days it's probly worth saving it .. it's free with the land.. of course..

I will be selling this same way.. there is no abstract no warranty deed never had it in over 45 years.. I'm not hiring a lawyer .. quit claim deed is valid and is filed directly with broome county.. there are three forms to obtain fill out and file with the broome county clerks office.. 2 forms the clerks office will provide the other will need to be downloaded and printed off nys website..
I will not involve myself in any other form of deed. An abstract deed is only good the day it's produced and useless after that. If you can't risk a quit claim deed transfer don't waist my time
