The closing cost are on me.. but this land was transferred to myself out of my father's estate via a quit claim deed and it will be sold this same way.. it's valid and binding and acceptable thru the broome county clerks office .. so many people in nys are brainwashed by the lawyers who will always refuse to do it that way as they don't make any money .. time is there money they drag it out and it will cost you or me more I'm not selling this way .. unless your paying up front for all cost in that regard .. remember a abstract or warranty deed is costly and useless the very next day . All it does is provide protection to a bank or loan provider that there are no other lenders holding note on the land.. if that were the case it would have been settled long long ago as this land has been quit claim deeded for decades to my father and now me.
